These details describe the free readiness check.
Current service
The Rental Advert Readiness Check costs £0 and is for an owner or authorised representative of a residential property in England. It supplies up to three prioritised observations about the information and opening wording shared, plus visible photographs when an existing advert link is supplied. There is no obligation to buy a later service.
Not included
The check is not a valuation, inspection, compliance audit, legal opinion, safety certificate, referencing service, tenant recommendation, tenancy service or portal submission. It does not guarantee publication, enquiries, a tenant, rent level or timing.
Information and decisions
The enquirer remains responsible for the accuracy and completeness of information supplied and for every letting decision. A landlord must arrange the required legal, safety, applicant, deposit, tenancy and management work with competent providers where necessary.
Paid service and renewals
No paid package, checkout or automatic billing is offered. Any later service must identify exact deliverables, named confirmed portals, duration, VAT presentation, amendment boundary, exclusions, cancellation rights and an explicitly agreed renewal before sale.
Complaints and redress
Complaints can be sent to hello@saunders-simmons.co.uk. No redress membership is claimed for the free advert check.
Cancellation
The check is free, so no payment or automatic renewal applies. Any future paid service will have separate terms and cancellation information before purchase.
