From first conversation to advert close

Every hand-off should be clear.

This is the proposed operating sequence. Provider-dependent stages remain unavailable until the account, regulation and enquiry route are confirmed.

1

Short first contact

Share your name, contact details, property area and a brief note. This is an enquiry—not a booking, instruction or campaign start.

2

Authority and fit

Confirm the owner or authorised representative, that the property is in England, the intended letting and whether the scope suits a self-managing landlord.

3

Facts and photographs

Gather the rent, deposit, availability, furnishing, council tax, EPC, utilities, access, parking and other material information. Record what is evidenced and what remains unresolved.

4

Draft and approval

Prepare the opening, detail and image order. The landlord checks the facts and approves one final version. Agreed amendments belong here.

5

Provider gate

Submission and publication

Only after an accepted account/provider arrangement exists. Preparation and submission are controllable; a third party’s publication timing is not.

6

Provider gate

Initial enquiries

The actual route must match provider rules. If a service handles first contact, it will pass factual information—not judge “suitability” or select a tenant.

7

Landlord viewings and decision

The landlord arranges viewings, makes their own lawful decision and completes or appoints the necessary applicant, tenancy, deposit and compliance work.

8

Close or agreed renewal

The advert ends on the confirmed date unless the landlord expressly agrees a renewal. No automatic recurring billing is planned.
