One useful free check. No unconfirmed portal package.
The readiness check is the only offer currently available. A paid advertising service will not be sold until provider access, regulatory prerequisites, duration, workflow and direct cost are confirmed.

Responsibility split
What a future paid service is being designed to do
Service responsibility
Gather a defined set of advert facts and evidence.
Prepare clear draft copy and photograph order.
Flag unresolved listing information.
Obtain landlord approval before submission.
Keep amendments and provider dependencies explicit.
Landlord responsibility
Supply accurate information and ownership authority.
Ensure the property and intended letting meet legal duties.
Approve the final advert.
Handle viewings and choose a tenant.
Arrange checks, tenancy, deposit, repairs and management unless separately appointed elsewhere.
Why the boundary is deliberately narrow
Residential advertising can fall within letting-agency regulation depending on what the business actually does. Portal membership also has its own acceptance and workflow rules. The final paid offer therefore needs written provider confirmation and qualified legal review before launch.
